How To Tell A Real Buyer

There are just a few telltale things to look for to determine if your “buyer” is genuine. Follow these simple guidelines and your answer will be apparent.

1. Ask the buyer to show PROOF of the houses they own. All these records can be found online on the county property appraiser website. Ask your buyer what they own and ask them to show you the county records for their property. If they can’t show you anything they own then ask yourself are they REALLY going to buy your house.
2. Do they have the money to buy? Not only should you ask for proof of funds, but have them pull up their banking account on their phone. You want to see if they have the money or not.
3. Are they asking for an unreasonable inspection period? It doesn’t take weeks to have an inspection. We ask for a five day period.
4. A genuine buyer should have no problem giving at least five or ten thousand dollars earnest money. Beware the fakers offering $100, $500, etc. 

DON’t fall for these games: a “buyer” signs a contract stating they are buying your house even though they have no intention of doing so. They put a long inspection period in the contract. After they sign, they often ask for multiple “inspections” bringing through different people. These are not licensed inspectors. They are people your “buyer” is trying to resell your house too. A genuine inspector should have a business card. Ask for it. Then comes the bad news: if they cannot middle-man the deal and sell it to an end buyer (pocketing money you should have received) they use an “escape clause” to walk away. Typical escape clauses are “subject to my partner’s approval”, the inspection clause, “subject to financing”, etc. I personally know people that regularly sign contracts to purchase, buy absolutely nothing, and brag they have never lost a dime because they get their earnest money back.
