One day we were looking through Craigslist at the various houses offered for sale. We found one that caught our attention. We responded to the ad. The owner stated he had found a buyer. It turned out the buyer didn’t have funds!

That is the problem with some “buyers”. Big promises. Broken promises.

The owner had been offered a price that was attractive but his buyer could not perform. We made an offer that was fair to both parties. The owner stated he would get back with me. I encouraged him to research me as a buyer, check my credentials, and also offered references.

I prepared a written offer, with 10K down as earnest money, and mailed it to the seller. The seller lived out of state. The seller stated we had a deal but never sent back a signed contract prior to the expiration date. Weeks after the expiration, the seller called and stated he wanted to move forward with the sale. He had done research on me, and knew I was soliid.

I took $10,000 earnest money to the title company the following day along with the contract. The title company did their job, and called stated they were ready for closing. I wired the balance of funds immediately. We closed, and today I have a new friend in the seller. We have done several other transactions together.

After closing, the tenants decided not to stay. I was happy with this arrangement because the property need renovation. We put in new tile flooring end to end, painted the interior, and put in new stainless appliances. We still own this property today. Here is a picture of it.

This is a beautiful house in the NW Cape Coral area. Though not the original tenants, the new ones have been spectacular. I expect them to be with us for a long time.
