I had a friend that contacted me. They were in foreclosure! It turned out they were severely delinquent on their mortgage payment. They did not want a foreclosure on their record.

Their credit was not in good standing. In fact, having all those delinquent payments was wrecking their credit score. We could do nothing about that, but purchasing their house saved them from having an actual foreclosure on their credit.

I knew the seller well. They were an agent at the same agency my real estate license was hung. They knew I was a buyer, and contacted me. I was happy to help any way possible.

We singed a contract to purchase the house. There were questions as to the exact amount owed to close the deal. On top of all past payments due, late fees dues, etc., there were legal fees.

Four days before the auction I got the payoff amount from the title company. The payoff was more than the purchase price we had agreed to. This left me with a dilemma: pay the increased amount or walk away.

On top of these issues, the seller was not prepared to move. We made a deal: they opted for our “sell and stay” option.

I decided to move forward with the purchase, pay more than our contract price, and agreed to let them stay. We prepared a lease.

At the closing table, we funded the purchase AND signed a lease. This worked for both parties. We closed on the purchase three days before the auction. BOOM! We saved the owner from having the foreclosure on their record, purchased their house, and gave them the opportunity to continue living in the premises. This was a win-win for both parties. We still own this Cape Coral house today.

We are TRUE CASH BUYERS. We sign contracts with every intention of closing the deals, give $5000 earnest money deposits, and only ask for a five day inspection period. If you are talking to another potential buyer, find out their terms. Not all buyers operate with speed and a true intention of closing on the deal.

Pictured here is the house. We renovated it, put in new flooring, fresh paint, new cabinets, and more. We improve neighborhoods, and offer people quality living conditions.
