Every now and then we get a call like this: “Hello, I need to sell my house. I am going through a divorce”. I always tell them I will help if I can. However, divorce was not the only problem.
The seller was in a big mess. There was an upcoming tax deed sale on the property. Not only was a sale scheduled, there were other issues. The husband and wife were split up. The wife had moved out of state, and had no car. She was out of state and the husband lived in state.
I made an offer on the house. During inspection, we found a mess. Abandoned property. Couches, tables, chairs, and other personal property were in the premises. The lanai was destroyed. All the screens were gone. The door leading to the back yard was gone. The house needed interior paint, a new shower door, a new vanity, new appliances, and more. We agreed to purchase the house as is.
I presented an offer to the owner that contacted me. She signed the contract. I also gave her $1000 to help her get by while she was in town. She was staying with friends and had no vehicle.
We still had one obstacle. The contract required two signatures. When presented with the offer, the other party was unwilling to accept half. They worked it out between themselves, and the other party signed.
I closed on the property as promised. After closing, I was tasked with emptying out the property, and doing the rehab.
