I have been an active real estate buyer over 40 years. Sometimes I was able to help an owner out of a difficult situation. Other times I encouraged them to list their property for sale.
Where do I fit in with potential clients? Sometimes I am approached by a potential seller. After understanding their wants and needs, I am happy to refer them to a listing agent to maximize the price they receive. If a seller has time and is not in a hurry, it is often best for them to list with a real estate agent. This involves getting pictures of the interior and exterior of the house, obtaining all facts that contribute to the value, and obtaining facts that detract from the value.
Facts that may contribute to the value of the property may include a new roof, upgraded cabinets, quality of the neighborhood, and more. A new roof may not increase the selling value of the property, but buyers may consider the new roof a bonus knowing they should have no problems with the roof for years. Upgrades such as granite countertops may be a nice selling feature, but again may not result in a higher selling price. Looks count! Condition counts. Houses with old outdated features such as laminated countertops, unsightly colors of bathtubs, and even clutter may turn off a potential buyer OR they may only be willing to offer a discounted price.
Our main goal is to help people out of difficult situations. We have purchased houses from sellers going through a divorce, houses in foreclosure, and inherited properties a seller just wants sold yesterday.
We value your business. Sometimes a seller may offer certain information that would be best not shared with the public. In the event we cannot help a seller, we are happy to offer suggestions on how best to get their house sold. Sometimes it can be something as simple as removing clutter, mowing the lawn, and making the house more inviting.
We will never share your private information. If there are issues that can be easily resolved, we are happy to give some advice. This business is a people business.
What if you want the house gone? Sold yesterday? We are willing to work with sellers. We offer a “sell and stay” option where we purchase the house and then rent it back to the seller. This is done at time of closing. The lease is given to the seller prior to signing a sales contract, and if they are happy with the transaction we close on the purchase and sign a lease at the closing table. This often gives sellers money they may need for various reasons, and gives them the peace of mind they don’t have to move. Some of our sellers have taken this option and stayed in the properties for years after our purchase. We often find these sellers to be model tenants that take care of the property better than the “average Joe”.
We are investors. Obviously, we do not pay full market value. However, if we can help a seller, make a fair profit for taking the financial risk, and both parties are happy that is a win-win in our book.
We are not agents and do not list properties. We purchase them, fix them up, and lease them out. We want to make the neighborhood a nicer place where people want to live.
